How It Works

Step 01
Scope & Planning
We review the Phase 1 ESA findings and RECs, then develop a site-specific sampling plan targeting the areas of greatest environmental concern.

Step 02
Field Sampling
Our field team drills at multiple site locations to collect soil borings and groundwater samples. This may range from a limited investigation to a full-scale Phase 2 study.

Step 03
Lab Analysis
Samples are chain-of-custody delivered to a state-accredited lab for analysis. Results are compared against state regulatory action levels to determine pass or fail.

Step 04
Report & Results
A final Phase 2 ESA report is prepared with all findings, lab data, and conclusions. If the property passes, your lender gets the green light to proceed with funding.

What Is a Phase 2 Environmental Assessment?
If a property has failed the Phase 1 Site Assessment due to obvious environmental risks and possible contamination, a Phase 2 Environmental Site Assessment is generally performed. This can range from a small, limited Phase 2 ESA to a full Phase 2 Environmental Study.
A full Phase 2 ESA consists of drilling the ground at several site locations to collect samples of soils and groundwater to be tested at an accredited laboratory. The scope of work is determined by the nature and severity of the RECs identified in the Phase 1 report.
Our Phase 2 assessments comply with ASTM E1903 — Standard Practice for Environmental Site Assessments: Phase II Environmental Site Assessment Process. This standard defines the requirements for investigating RECs through physical sampling and laboratory analysis.
Typical Turnaround: A Phase 2 ESA typically takes 10–15 days from start to final report delivery. Timeline may vary based on site complexity, number of sampling locations, and laboratory scheduling.
