Why Choose a Desktop Report
A Smarter Way to Assess
Environmental Risk
Environmental Desktop Reports (RSRA) provide a fast, cost-effective risk assessment for investors and lenders who need due diligence without the full Phase 1 ESA scope.
Lightning-Fast Turnaround
RSRA Desktop Reports can be delivered in as little as 48 hours — compared to up to 15 days for a full Phase 1 ESA. Perfect for tight due diligence timelines and fast-moving deals.
Significant Cost Savings
At $700–$900, a Desktop Report costs a fraction of a full Phase 1 ESA ($1,950–$2,500). Get the environmental insight you need at a price that makes sense for your investment.
Investor-Grade Due Diligence
Quickly determine whether a property is “Low,” “Elevated,” or “High” risk for environmental concerns — giving investors and lenders the risk assessment needed to make informed decisions.
What’s Included
Comprehensive Database Review
Every Desktop Report includes a thorough review of environmental records and databases — without the need for an on-site inspection.
State Historical Records Review
A thorough review of the subject property’s history through state environmental and land-use records to identify past activities that may pose risk.
Historical Aerial Photographs
Analysis of historical aerial imagery to track changes in land use, structures, and potential contamination sources over time.
State Historical Records Review
Environmental regulatory database search within a 1/8-mile radius of the subject property for known contamination sites, leaking tanks, and violations.
State Historical Records Review
A clear determination of whether the property is “Low,” “Elevated,” or “High” environmental risk — the key decision point for investors and lenders.
State Historical Records Review
Desktop Reports are completed entirely through records research — no site inspection needed, saving time and reducing costs significantly.

Who It’s For
Desktop Reports Are Ideal For
Desktop Reports serve a wide range of real estate professionals and investors who need environmental risk coverage without the full Phase 1 scope.
Who Typically Orders an RSRA Desktop Report?
Investors buying less environmentally risky properties such as land, hotels, restaurants, multifamily properties, retail shops, and similar commercial real estate. These property types typically carry lower contamination risk and may not warrant the full Phase 1 scope.
Lenders may accept RSRA reports depending on the loan amount and type of property. Ask your lender if a Desktop Report meets their requirements before ordering.
Cash investors aren’t applying for loans, and therefore aren’t required to have a full Phase 1 ESA performed. However, they are still concerned about environmental risk and prefer an RSRA Desktop Report for minimal risk coverage and peace of mind.

SBA Lender Accepted: Our RSRA Desktop Reports are designed to meet SBA specifications. Ask your SBA lender if there are any recent changes to RSRA requirements for your specific loan type.
What's the difference from a Phase 1 ESA?
A Desktop Report has no site inspection, and the historical records research is more directed at the subject property and immediate surroundings, rather than a 1-mile radius. This means less labor and research cost. RSRA Desktop Reports do not conform to EPA’s All Appropriate Inquiries or CERCLA (Comprehensive Environmental Response, Compensation, and Liability Act).
What if the bank wants a full Phase 1?
No problem — you can contact us and request the Desktop Report be upgraded to a full Phase 1 Environmental Site Assessment at a fractional fee. Your initial investment in the RSRA report isn’t wasted.
Is it accepted by SBA lenders?
Yes. Our reports are designed to meet SBA specifications. We recommend confirming with your specific SBA lender regarding any recent changes to RSRA requirements for your transaction.
How fast are Desktop Reports?
RSRA Desktop Reports can be delivered in as little as 48 hours, whereas a Phase 1 ESA takes up to 15 days for report delivery. Perfect for tight deal timelines.
